We are seeking a skilled and reliable Apartment Maintenance Technician (Union) to join our team. As an Apartment Maintenance Technician, you will be responsible for ensuring the smooth operation and maintenance of our residential properties. This role requires a strong attention to detail, excellent problem-solving skills, and a commitment to providing exceptional customer service to our residents.

Responsibilities

· Inspect and Repair: Regularly check apartments and common areas, fixing maintenance issues promptly.

· Routine Fixes: Handle plumbing, electrical, HVAC, and appliance repairs, plus emergency requests.

· Resident Requests: Respond quickly and courteously to repair requests, keeping detailed records of all work done.

· Turnovers and Upkeep: Assist with apartment turnovers, maintain the grounds and common areas, and perform necessary painting and janitorial duties.

· Coordinate and Collaborate: Work with contractors for specialized repairs and participate in preventative maintenance programs.

· Safety and Emergency Ready: Know emergency shutoff systems and procedures, participate in safety programs, and be on-call for after-hours emergencies.

· Organize and Inventory: Keep maintenance areas clean and stocked, maintaining an adequate supply of parts and materials.

Requirements

• High school diploma or GED equivalent.
  
• Certification in HVAC, plumbing, or electrical systems preferred.
  
• Experience in general maintenance and repair work, preferably in a residential setting.
  
• Proficient knowledge of building systems, including plumbing, electrical, and HVAC.
  
• Strong problem-solving and troubleshooting skills.
  
• Ability to effectively communicate with residents, contractors, and team members.
  
• Excellent time management and organizational skills.
  
• Ability to lift heavy equipment and work in various weather conditions.
  
• Basic Universal License (may be completed within the first year of employment).
  
• Three (3) years’ experience in building maintenance.
  
• Self-initiative in performing required duties and tasks.
  
• Good verbal and written language skills in the primary language of the property location (e.g., Spanish in Puerto Rico, English in the continental United States).
  
• Understanding and consideration of the type of circumstances associated with working with the elderly and handicapped.
